SAA was commissioned by a leading developer in Kunming, China – Huaxia Real Estate – to design its new company headquarters in the Dianchi Lake district of the city.
One of the challenges is the planning regulations that limit the 15,000sqf building to a mere 21m, inducing a dense building block. With a building footprint as such, there is therefore a need to provide an indoor green lung with good cross ventilation for the staff. To capitalize on the dense greenery, we proposed an eco-pond, which becomes an ‘oasis’ along the façade of the building that softens its urban edge and frontage.
The key concept of the building is to use the ‘oasis’ as a line of reference to organize the functions of the internal spaces. The 40m deep building is sliced into 3 layers. The 1st layer nearest to the ‘oasis’ is an activity atrium which allows staff to relax and socialize in pod-like structures; the 2nd layer is the communal working zone opening to a stack of sky-gardens; the 3rd layer is the main office space with views to a flower-clad wall that forms part of the external façade.
The overall effect achieved is a more humane and delightful working environment that satisfies the client’s desire for a strong corporate identity.
