Locating in the corner of main Tampines Ave 10 and the new Tampines Ave 11, JTC Space @ Tampines North greets commuters and visitors with a gradient bright blue articulated facade acting as a beacon at this main traffic junction.
JTC Space @ Tampines North is the second edition of a prototype for an integrated high-rise factory for the next generation industrial facility, aimed to create a new typology of a ‘future-ready’ passive-designed factory targeting at small and medium enterprises (SMEs). Therefore, the key design goals are functionality, flexibility and adaptability.
The development incorporates future-ready features to meet the future needs of industrialists. Modular designed units allow for horizontal and vertical expansion. An isolated vibration-sensitive stack allows for easy adaptation to other usage and caters to industries that are sensitive to vibration.
The Green Mark Gold Plus development optimises passive design to reduce energy consumption. The two long blocks are separated by an open courtyard in the centre, utilising the North-East and South-East prevailing winds to serve as an air-well for all units to maximise natural ventilation. All units are strategically orientated to face North or South to maximise natural day lighting.
Vertical greenery is introduced to the industrial setting to enhance the tenants’ working environment. Sky terraces at different levels along the sky bridges help to soften the building edges and facade. Planter boxes are also installed in communal areas.
